We will also relate your requirements to the current state of the market, and advise you at a general level on what is likely to be achievable given your aims and budget. We can also advise you on buying property as an investment, providing a balanced, impartial assessment of risk and return.
• If you decide to retain us, we will work with you to create a focused brief that reflects your unique and specific requirements, based on the content of our initial discussion. This will form the basis for our subsequent search activities.
• The next step is for us to research an initial shortlist of potential properties based on the brief. We source from estate agents, private sellers, developers and other professional contacts. The focus and commitment shown by a buyer using a search agent often enables us to gain early or exclusive access to property.
• This shortlist is presented to you for consideration and selection of suitable properties to view. We will arrange viewings on your behalf and accompany you on the tour.
• If a suitable property is not found from the first tour, we then use your feedback and viewing experiences to refine the brief and will continue to identify potential candidates for viewing. This iterative process continues until a suitable property is found.
• Once the purchase process begins, we will liaise with agents, financiers, solicitors and other parties on your behalf. We can also provide a realistic, impartial appraisal of the value of your prospective purchase, drawing on regional and market knowledge, to help you make the most appropriate offer. If you wish, we can manage the process of negotiation on your behalf.
• We will stay involved with the purchase until completion, keeping the deal on track and resolving problems as soon as they arise. At all times we aim to give you as much information as possible, to maximise your control over what can be a complex and difficult process.
