Not every property is a perfect fit. Whether it needs cosmetic improvement or major refurbishment, your property will probably
need some work before it ticks every box. Furthermore, no two projects are the same - each client has individual requirements for their property whilst every property has different potential to achieve and challenges to overcome.
Our experience means that we can create a bespoke plan with
a realistic budget and achievable timescale, helping to turn your vision into a reality. With a dedicated project manager in place, you can relax in the knowledge that work is moving forward – whatever you are doing in the meantime.
- First, we will arrange a no-obligation meeting with you at your property to discuss what you are trying to achieve from the project and what the most important factors are when considering time, budget and quality to achieve your objectives.
- Considering the project’s objectives we will develop a project management plan that reflects them in full. We can help to choose professionals such as architects, surveyors or designers should they be required, and once you have retained them, work with them on a day-to-day basis on your behalf.
- The next stage is to obtain detailed cost estimates and feasibility studies based on the design brief and specification. Also at this stage, any necessary planning applications are submitted.
- If planning permission is refused or the design altered for any reason, amendments are made considering the requirements of all stakeholders. Once all estimates have been obtained and any planning permission obtained, suitable building contractors and suppliers are chosen. Now that more accurate cost and timescale estimates are available, the schedule can be prepared and resources ordered.
- We will then manage the building works and all site activity, paying particular attention to cost control, quality control and timescales in accordance with the design brief and schedule. Stage payments to the main contractor are administered. We will deal with any claim for variation of costs/timescales from the main contractor or subcontractors. Any changes to the design or specification and resulting subsequent changes to the budget or timescale are recorded.
- All new services are tested and commissioned. We will then meet with you to jointly inspect the property and agree any further works required before handover. All remedial and snagging works are then completed.

Once you are satisfied with the snagging works we can return the keys to your finished property, the project team is disbanded and all project finance and administration is completed.
